the 4 0 5 um you're right down the street pretty close to shopping about 5 minutes away from the beach a lot of people inside of Leisure World use um golf carts to get around um if you wanna go down to the beach you're gonna have to get into a car or you're gonna have to take a bus you know Leisure Worlds a great place live gated community there are some very positive things about living in the community and some things that are you know some people might consider a negative to live in the community so let's get into it right now so pro No. 1 are gonna be the amenities and the activities in Leisure World Leisure World like I said earlier there's there's a bus that will take you you know into shopping take it at downtown Seal Beach they used to have buses going out to Pachanga Casino in the Temecula area um I've heard that they were gonna bring it back some people said they weren't I'm not sure if they're doing it you know but they really you know have a lot of um activities for the residents in the community um there's there's like over 200 clubs there's wood shops there's a community event there's like a little amphitheater

so you know they have like little concerts they have an aquatic center they have a bunch of different churches um a bunch of different clubhouses that already say clubhouses I'll say it again there's a few clubhouses in there um there's a pharmacy so there's plenty of things to do if you wanna stay active um you know it's it's a really good community for that pro No. 2 is gonna be the safety and security um Leisure World is inside of a um a a gate with security 24 7 so there are three 3 entrances in the Leisure World and they all have security at those entrances and they have controlled access so they just put a new system where you have to have like a RFID radio frequency identification on your vehicle in order to get in you can call guests in to Leisure World and yes sometimes there is you know like some petty theft or crime inside the community and I don't think there's anything you can do to get away from that no matter where you live but they do have security that drives around and patrols the area so it is a very safe community for its residents so if you're looking for that look no further pro No. 3 is there

is a community field to the actual community each um inside a Leisure World there's 17 different mutuals or 17 different each many HOA's in the community um and it's funny because some of the HOA's you know they'll they'll go back and forth over which one's the best one to live in I think it really just depends on where you wanna live what you're gonna wanna do once you move in and what you know some of the HOA's will allow you to do certain things some of them won't but it's it is a very uh tight knit community I mean you're inside of leisure or you're inside of this you know um wall community basically and there's a lot of events like I said on you know pro No. 1 so you know people get to know each other and look out for each other so it's a really good community if you're looking for you know something like that and Pro No. 4 is gonna be maintenance free living so as far as you know any kind of maintenance on the outside of your unit even on the inside of a unit a lot of things leisure will actually take care of they take care of the appliances in the in the units if you

have their appliances now if you buy a unit you can add your own appliances but they won't they will no longer take care of them if you had your own appliances are cheap you know for the most part you can buy a stove for 500 bucks you know maintenance on them might be a little bit more but you know if pretty much the maintenance on the on the grounds is all taken care of anything on the outside of units is taken care of um so it's a pretty maintenance free living inside leisure but now it's you know let's get to the cons I mean anywhere you live there's gonna be cons to where you live it's not all you know sunshine and roses or daisies however the thing goes but if you want to live in Leisure World I want you to know some of the cons so con No. 1 is gonna be the HOA fees and the regulation so you know HOA's um I think HOA's provide valuable service to a community I know there's some neighborhoods you know even in Seal Beach where the neighbors have just let their yard grow over and affects the resale value on you know the other neighbors home so if there are an HOA there that

wouldn't exist they would you know go in and tell him you can't do this you can't do that some people like don't like to be told what they can and can't do so if you don't like being told what you can and can't do with your you know home maybe leisure is not the place for you the HOA's in there actually are not that bad they're right around the 450 dollar range a month not too bad for everything that you get also there's a buy in fee to to buy into the HOA it's I think it's a little over ,000 now per person to you and your significant other are moving into Leisure World you're gonna have to pay that times two con No. 2 is Leisure World is age restricted so you have to be 55 years old to purchase in Leisure World so you know it it as far as the prices go in there I mean you can find units for high 200 thousands on up to probably about six 700,000 dollars some of them believe it or not um but you have to be 55 to buy in there now if you're 55 and your spouse is you know 50 or 45 yes they can move in there with you not

an issue you just have to you know let them know when you're moving in con number three is there are limited medical facilities inside of Leisure World the closest hospital is probably about I'm gonna say maybe five to 10 probably about 10 minutes away there is a clinic in there you know like I said there is um a pharmacy in there but if you need like constant care you can't have a caregiver come in to um you take care of you if that's what you need um but as far as like medical facilities you're gonna have to go drive a little it's not too far but it's not too bad but if you're looking for a senior community with one site um you know medical help or medical facilities leisure very limited and kind No. 4 is the resale considerations you can find homes for 0,000 on up and in Seal Beach find a home for 0,000 outside of Leisure World is not happening so that should kind of tell you something the home the home prices in there they do go up but not a lot and not very fast um I have um you know sold homes in there where my buyer bought the home and then he sold it a few months

later for like ,000 more very rare that that happens his unit was in great shape and it was just time just right somebody wanted that unit they were looking for it you know it was it was like I said in good shape what I would recommend to a lot of people if you're gonna buy and Leisure World if you if you have the time the patience and the money buy on the lower end and fix it up and then you'll be able to sell it for more later or you just move into you know the lower end unit fix it up a little bit and you know it's fine a lot of the units in there are most of them are pretty units in there can run anywhere from 660 square feet up to you know 13 square feet depending on where you live so if you're looking for you know a specific size home you know 2 bedroom 2 bath um you know a liar that I can send you with you all the requirements for each HOA in there just so you can kind of get an idea of what it would take to move in there and believe me you're not bothering me I would love it if you give me a
