Leisure World Mutual Cost Comparison Worksheet
Compare two Leisure World homes using verified assessments, included services, separate expenses and source dates. Avoid judging a whole Mutual from one unit.
Compare homes before ranking Mutuals
A useful cost comparison identifies a property, the current assessment and what it includes. This is a document-based worksheet, not a ranking of the cheapest Mutuals. No verified Mutual-wide fee table is available on this page.
For a complete budget framework, start with Leisure World costs and fees.
Side-by-side property comparison
Copy this checklist for the homes you are considering. “To verify” is an evidence gap, not a zero-dollar cost.
| Comparison item | Home A | Home B |
|---|---|---|
| Address, unit and Mutual | Record exact property | Record exact property |
| Ownership type | Verify documents | Verify documents |
| Assessment and effective date | To verify | To verify |
| Source statement or budget | Record document and date | Record document and date |
| Services included | List confirmed inclusions | List confirmed inclusions |
| Separately billed expenses | Itemize supported amounts | Itemize supported amounts |
| Applicable loan payment | Property-specific estimate or not applicable | Property-specific estimate or not applicable |
| Planning allowance for maintenance | Your stated assumption | Your stated assumption |
| Comparable monthly total | Calculate after verification | Calculate after verification |
| Known future changes | Review current notices | Review current notices |
| One-time repairs and closing costs | Record separately | Record separately |
What makes the comparison fair?
- Same period: use current amounts, not one current bill and one old listing.
- Same scope: identify which services each assessment includes.
- Same ownership context: confirm the cooperative or condominium structure for each property.
- Same treatment of unknowns: do not substitute zero for an unverified expense.
- Property condition: consider needed repairs separately from recurring charges.
Why this is not a Mutual-wide ranking
One unit’s statement does not establish the costs for every home in that Mutual. A defensible published ranking would require current documents, consistent inclusions, representative properties and an explicit effective date. Until those are available, this worksheet helps you make a narrower decision from evidence you can check.
Source documents: Start with GRF’s official Realtor Info directory for buying and selling information and Mutual eligibility documents. Request the current budget, assessment statement, rules and disclosures for the exact property. The directory is a starting point, not a substitute for those documents.
Use the lower-cost home checklist to narrow your search after the numbers are comparable.
