For April–June 2026, CRMLS InfoSparks reports 87 closed sales, a $343,000 median sale price and 42 average days active in MLS for residential stock cooperatives in the City of Seal Beach. Q2 is the latest completed calendar quarter as of this September 18 update.

What changed

  • Year over year: Q2 closed sales declined from 93 to 87, down 6.5%. The median sale price declined from $355,000 to $343,000, down 3.4%. Average days active increased from 25 to 42.
  • Compared with Q1 2026: sales increased from 73 to 87, up 19.2%, while the median decreased 2.0% from $350,000. Average days active declined from 55 to 42. Seasonal changes and the mix of homes sold can affect these comparisons.
  • Latest completed rolling period: June–August 2026 recorded 91 closed sales, a $350,000 median and 39 average days active. This period overlaps Q2 in June, so it is not a separate quarter or an independent quarter-over-quarter comparison.

A change in the median describes the homes that sold. It does not measure appreciation or depreciation of an individual home.

It is not a separate analysis of each Mutual or all community ownership types. Figures may be revised by the source and should be independently verified.
